Vacation Rentals
With the increased popularity of vacation rental sites like Airbnb, VRBO and others, consider this option for generating some extra income from your property if the zoning allows it. Vacation rentals do require a lot of hands-on management from the owner to screen the guests, keep on top of maintenance, damage and cleaning.
The season for most vacation rentals along Westside Road is a summer peak with less bookings & lower rates in the Spring & Autumn.
While the income generated can help fund a purchase it will likely not be enough to completely fund a second home.
Know the rules
Tenancies
• For longer term rentals the BC Tenancy agreement rules and terms apply even if you write your own contract
• Fixed-term rentals with the tenant required to move out at the end are not allowed unless the owner or their close family member are moving in for a minimum of six months from the time the tenancy ends
• Damage deposits are up to a half month rent and a further half month rent for a pet damage deposit
• Rent increases are allowed on an annual basis up to the maximum set by the BC tenancy branch
Short Term Rentals
- Most properties don’t allow short term rentals due to either municipal zoning rules or BC STR restrictions, you may be able to provide B & B rentals if your home is correctly set up to meet all relevant rules. La Casa is zoned for tourism so is one of the few places detached homes can be used for short term rentals.
Budget
A rental property requires upkeep just like any other home, and it must be kept safe and functional for the tenants so be sure to allow for predictable maintenance costs such as the roof, siding, appliances, as well as allowing for some wear and tear.
Work with your realtor or property manager to find the right property and the rental income should cover most of the financing and other costs, leaving you with a great future asset.
